Here's how it goes.
Most families we meet are in the hardest month of their life. So here's exactly what happens, start to finish — no surprises, nothing to figure out. A small sale can be done in a week; a big house can take four.

We come look
Dan or Susan walks the house with you, sees everything, and tells you honestly whether a sale makes sense. Usually about an hour, depending on the size of the place. Free, and no obligation either way.

A plain-English agreement — a flat commission on what sells, nothing upfront, and dates on the calendar.

We sort and stage
Every drawer, box, closet and rafter. Any cash, documents or photographs we turn up come straight back to you.

Comps pulled on anything unusual, a specialist called when it's worth it, then everything gets tagged.
While we stage5
We run the sale
Advertised, signs on the corners, fully staffed. We let folks in as room allows, and there are eyes in every room.

We hand back the keys
You're paid within 24 hours — in person, or in the mail the same day if you're out of state. The leftovers get donated or hauled, and the house is left ready for the realtor.

Before you call anybody — us included — please don't throw anything out. We've found savings bonds in a hymnal and four thousand dollars in a coffee can.

If you're coming to shop
Everybody gets treated the same at our sales, dealer or first-timer. A few house rules are what keeps it that way.
- Doors open at 8:00 sharp, first come, first served — no early birds, please
- Cash, Venmo or Cash App — no cards and no checks
- Thursday is full price, Friday is 25% off, Saturday is half price
- Everything's as-is, where-is, and all sales are final
- Bring your own help and straps for the big stuff
- Purses and bags stay up at the front table

Questions we get every week

What does it cost?
Nothing upfront. We're paid a flat commission on what the sale brings in, so we only do well when you do. We set the rate at the walkthrough and write it into the agreement — no hidden setup, staffing or advertising fees.
Should I clean out or throw anything away first?
Please don't. The things people assume are worthless — old tools, costume jewelry, kitchen crocks, a box of paperwork — are very often the things that sell best. Leave it exactly as it is and let us go through it.
How much stuff does there need to be?
Roughly a full household. If there isn't enough for a sale of its own, we'll tell you at the walkthrough and point you somewhere better — a consignment, an auction, or folding it into another sale.
What about firearms, vehicles and the house itself?
Firearms are handled and transferred through a licensed dealer. Vehicles, trailers and equipment we sell all the time. The house itself we don't list, but we'll work hand in hand with whichever realtor you pick.
How far do you travel?
Pueblo, Pueblo West, and the outlying areas nearby. If you're not sure whether you're near enough, just call and ask — we've gone a fair way for the right sale.
The house has to be empty by a certain date. Can you work with that?
Usually, yes. Tell us the date at the walkthrough. Most sales run one to four weeks start to finish depending on how much there is, and we can move faster when we have to.
